1. As for the new property line location, ensure that the required setbacks are met against the exterior wall of the existing building. For commercial building, should it be less than 10 feet, any portion of the building encroaching into that area will require fireproofing for VB construction type/Business occupancy classification for example.

Site Engineering Fast REQUIRES RESUBMIT The proposed parcel configuration cannot be accomplished via a simple lot split. Please either submit as a Minor Subdivision, or, submit a parcel combination to Pima County to eliminate one of the existing parcels, and resubmit with a copy of the submitted combination.

SECTION 2-08.0.0: LAND SPLIT

2-08.5.0 CONTENT REQUIREMENTS

1. COMMENT: 2-08.5.B – The distance and bearings shall be labeled for the new parcels.

2. COMMENT: 2-08.5.E – The locations and dimensions of all existing structures and buildings on these sites shall be shown on the plan so that development standards can be determined to the new parcel lines. If demolition is proposed the demo permits shall be approved prior to approval of this land split/reconfiguration.

3. COMMENT: 2-08.5.F – Provide perimeter yard setback dimensions from the existing structures to the new parcel lines.

4. COMMENT: 2-08.5.G – The land area of each proposed lot in square feet or acreage. If the property is developed, additional information, such as but not limited to FAR, lot coverage, vehicle and bicycle parking, may be needed.

5. COMMENT: 2-08.5.H – Clearly demonstrate that access to all proposed lots is provided in compliance with Section 7.8, Access.

6. COMMENT: 2-08.5.I – It is not clear how the new parcel lines will affect the existing development but if required cross access agreements or easements may be required once the comments above have been addressed.
