| TW New Development Review Fast | REVIEW COMPLETED | TD-DIV-0225-00017 - Land Division_Lot Split v1 – 10290 E TANQUE VERDE RD 1st Review by Tucson Water on February 21, 2025 Tucson Water has the following comments about the proposed lot split: 1. The proposed parcel configuration cannot be accomplished via a simple lot split. PimaMaps shows the parent parcel as two separate parcels (APN 13303281C and APN 13301026F) owned by S C Ranch Holdings, LLC per PimaMaps. If PimaMaps, these parcels must be combined prior to being split in the manner desired. Please provide documentation that the owner/developer has previously combined these two parcels into a single parent parcel for the proposed lot split via an appropriate mechanism (i.e. either a minor subdivision or a parcel combination). 2. This submittal does not meet the requirements of the following sub-sections of the City of Tucson’s Unified Development Code Administrative Manual: a. 2-08.3.3 - Documentation of the land division history of the parent parcel. b. 2-08.3.7 – Only one of the legal descriptions is for one of the parcels that will be created by the lot split. c. 2-08.4.1.A & B – Required drawing size and scale d. 2-08.5.0. A, B, C, G – Boundaries of the original parent parcel and both proposed parcels, the existing easements on the property, the land area of each proposed lot in square feet or acreage 3. Tucson Water’s NE021415 valve map shows an existing 12” public water main constructed per TW Plan No. 012-1970 on APN 13301026F in a Utility Easement created by DKT 3673, PG 003. This easement must be shown on the drawing(s) showing the parent and child parcels. 4. Revised drawings and a comment response letter addressing the above comments are required .
