This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. 2-07.5.0 CONTENT REQUIREMENTS 5.1 General A. A project-location map must be drawn in the upper right corner of the first sheet of the plat at a scale of three inches equals one mile and include the following information: 1. The project site approximately centered within a one square mile area. COMMENT: Center the site within the project-location map per the above standard. H. The S(Year)-___ subdivision case number assigned to the approved tentative plat must be placed in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. COMMENT: Provide the assigned case number, TD-DIV-0224-00013, in the lower right corner where the “Case # XX-XXXX” currently is located. COMMENT: The property is subject to a rezoning case, C9-20-10, list it per the above standard. 5.2 General Notes The plat must include the following general notes. Additional notes specific to each project are required when pertinent. Fill in the blanks with the project-specific information. C. Provide the following notes: “Total miles of new private streets are ____.” COMMENT: Add the above note to General Note 5, for private streets. D. If the property is subject to conditions of rezoning, add the following note: “This plat is subject to the conditions of rezoning case number C9-__-__, unless superseded by a subsequent rezoning ordinance.” COMMENT: The site is subject to rezoning conditions per C9-20-10, provided a General Note per the above standard. 5.3 Standard Paragraphs The plat must include the following statements, as applicable. All signatures must be in permanent, black, India ink and be accompanied by a notary signature and seal. B. Dedications 2. Dedication Language. Use one of the following four statements as may be appropriate for the plat. Section 2-07.5.3.B.2.c may be used in subdivisions with private elements. Section 2-07.5.3.B.2.d may be used where electrical facilities are not specifically located in common areas. b. “(I/We) hereby grant to the public and all utility companies all easements as shown hereon for the purposes of access for installation and maintenance of public sewers and utilities and other uses as designated by this plat.” COMMENT: Clarify the above statement in the Dedication section on the Cover Sheet. The above and below paragraph begin with “We” the second paragraph begins with “I”. COMMENT: The Existing Zoning for the property is SR, General Note 1 shows it as C-2. The rezoning has been approved but has not been effectuated. Correct General Note 1 to show the current zoning. A note can be added as to state “Proposed Zoning is C-2, per rezoning C9-20-10”. COMMENT: The parcel number provided in the Legends & Abbreviations sections is not correct. The parcel number for the property is 136-10-096A.
