This comment was not addressed. No additional information has been added to the plan Provide a residential plot plan the shows the following for proposed Parcel B: a. Lot coverage calculation b. There is a shade type structure in the southwest corner of Parcel B, provide the height of this structure and a perimeter yard setback dimension from the post/wall supporting this structure to the west property line. c. There is what appears to be a storge container that straddles the property line between Parcel A & B. This structure will either need to be moved showing it clearly on Parcel B, meeting all required perimeter yard setbacks, or show the container to be removed from the site, or some type of recorded easement/agreement allowing the encroachment across the property line. d. There is a blockwall shown in the northwest corner of Parcel B that encroaches into Parcel A. Either the wall will need to be demolished or some type of recorded easement/agreement allowing the encroachment across the property lines is required. COMMENT: 2-08.5.E – Provide a supplemental Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-ExampleThe plot plan shall show all structures that are on this site along with perimeter yard setbacks to the proposed property line and a lot coverage calculation. Required perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
