COMMENT: 2-08.5.E – Provide a supplemental Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, The plot plan shall show all structures that are on this site along with perimeter yard setbacks to the proposed property line and a lot coverage calculation. Required perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). If any of the proposed setbacks to not meet the minimum additional comments maybe forth coming. TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0223-00047 - Land Division_Land Split_Lot Split v1 – 5832 S 6TH AV 1. Tucson Water’s records indicate that there is an existing water meter that can serve proposed Parcel A, but no existing water meter that can serve proposed Parcel B. 2. Tucson Water’s Remote Meter Policy requires that all new lots created by lot splits have a minimum of 15’ of real property frontage onto a street, alley or existing water easement that contains a public water main. It also prohibits the private water service line for one parcel to cross another parcel. 3. To meet the requirements of Tucson Water’s Remote meter policy, a new water service line and water meter will need to be obtained to serve the existing structure on Parcel B. The new water service line will need to connect to the existing 12” water main in 6th Avenue. It may not be connected to the existing 3” water main to the south. 4. The language in Item 3 above must be added as a General Note to the Record of Survey for this lot split. 5.
