COMMENT: 2-08.5.E – Provide a supplemental Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, The plot plan shall show all structures that are on this site along with perimeter yard setbacks to the proposed property line and a lot coverage calculation. Required perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). To ensure the requirements of Tucson Water Remote meter policy, add a WATER NOTE to the the Record of Survey that reads: TO MEET THE REQUIREMENTS OF TUCSON WATER’S REMOTE METER POLICY, A NEW WATER SERVICE LINE AND WATER METER WILL NEED TO BE OBTAINED TO SERVE THE EXISTING STRUCTURE ON PARCEL B. THIS NEW WATER SERVICE LINE WILL NEED TO CONNECT TO THE EXISTING 12” WATER MAIN IN 6TH AVENUE. IT MAY NOT BE CONNECTED TO THE EXISTING 3” WATER MAIN TO THE SOUTH. 2. Show the approximate location of the new water service lines and water meter for Parcel B on the Residential Plot Plan, that the Site Zoning Reviewer has required. 3.
