This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 8.3.1. LAND SPLIT A. Purpose A.M. 2-08.1.0 PURPOSE The purpose of this Section is to provide the submittal requirements for land splits. 2-08.2.0 APPLICABILITY Proposed land splits as defined in Article 8 of the Unified Development Code (UDC) shall be prepared according the requirements provided below. 2-08.5.0 CONTENT REQUIREMENTS The drawing showing the proposed land split shall include the following: D. All proposed easements on and surrounding the property; F. The setbacks of existing buildings and structures from existing and proposed property lines; COMMENT: Provide a setback dimension for the chimney located on the south west portion of the property. The setback would be based on a wall height of 11ft the required setback 7’4”. G. The land area of each proposed lot in square feet or acreage. If the property is developed, additional information, such as but not limited to FAR, lot coverage, vehicle and bicycle parking, may be needed; COMMENT: Revise the lot coverage calculation, the lot coverage is for each proposed lot. | TW New Development Review | REVIEW COMPLETED | 1. Tucson Water has no objections to the proposed Lot Split and offers the following comment for your convenience. 2. The Record of Survey shows the existing cleanout for the existing home on Parcel A, located on the property line/ right of way line for Parcel B. Therefore, it is reasonable to assume that the house connection sewer from the existing home on Parcel A crosses the southwest corner of Parcel B. Please contact the Pima County Regional Wastewater Management Department and verify this is acceptable to the PCRWRD. It may not. 3. Please note that my review of this lot split did not include reviewing the legal descriptions of the proposed lots, as I assume others will be reviewing those. 4.
