COMMENTS: Please resubmit revised drawings along a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) 8.3.1 Land Split and Administrative Manual (AM) Section 2-08. Also compliance with applicable development criteria for the proposed or existing use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

2-08.5.0 CONTENT REQUIREMENTS
The drawing showing the proposed land split shall include the following:

1. COMMENT: Per UDC 6.6.2.B, An accessory building shall be built only on a lot occupied by a principal building or use. The lot line reconfiguration does not meet this standard as parcel 1 is proposing accessory structures on a lot without a principal structure.

2. COMMENT: Per AM 2-08.5.0.F, provide the setbacks of existing buildings and structures from existing and proposed property lines.

3. COMMENT: Per AM 2-0.5.0.G, provide lot coverage calculations to demonstrate compliance with UDC Table 6.3-2.A which states the maximum permitted lot coverage for R-1 is 70%. Lot coverage is the area of a parcel covered by any buildings within the outside edges of the exterior walls at ground level, vehicular use area (improved or unimproved), and storage areas measured from outside edge to outside edge of any area allocated to storage use. See UDC 6.4.3 for more information.

TW New Development Review Fast REVIEW COMPLETED Tucson Water NAD has no objection and no additional comments regarding the proposed lot split at 5180 E Fort Lowell Rd (APN/Parcel 110090240 and 110090250).

Per Tucson Water records, the existing parcel is currently served by an existing water meter (Naviline ERT No. 79251638) connected to the existing 2-inch HDPE waterline (PN 100 1998). As shown on the submitted lot split exhibit, Lot 2 will continue to be served by the existing meter/service.

If a new water meter/service is required for Lot 1, this shall be requested after the lot split is recorded, and the owner/applicant shall contact Tucson Water – New Services for meter set requirements and processing. If approved, Lot 1 may be served from the existing 6-inch PVC main along E Hill Dr (PN 100 1998).
