The Assessor and the referenced subdivision plat show the southern border as measuring 132-ft. 3. According to COT Subdivision Map records, Craycroft Addition M&P Bk 7 - P 98 does not describe a 16-ft alley. It describes a 10-ft utility easement. Please correct citation. 4. The correct ROW width for 28th St is 50-ft. Please correct. 5. Please re-submit this plat once the above-mentioned corrections are made. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-07. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). The review comments include the actual standard first with the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed. If it is not practical to orient north to the top of the sheet, the plan drawing shall be oriented with north to the left side of the sheet. 1. COMMENT: The neighboring parcel immediately to the west is incorrectly labeled. It should be 131-09-199A. COMMENT: Add the provided note. 2-07.5.3.D Approval and Recording Data Blocks The APPROVAL paragraph, where the City Clerk certifies that the plat has been approved by Mayor and Council, and the RECORDING DATA paragraph, which provides space for the recording information, must be placed on the first sheet of the plat adjacent to each other. The paragraphs are as follows. 3. COMMENT: Marisa Stoller is the new City of Tucson City Clerk. Please correct the signature block. It must have the number of lots or units or blocks, or any combination of these. It must have the common areas listed, if there are any. It must have the section, township, and range, and if it is a resubdivision, it must mention the plat name and the map and plat. • The location map must be in the upper right-hand corner and must have the section, township, and range. The project area should be outlined or have an arrow pointing to it. • General notes must include the gross area of the subdivision, the number of lots, the number of miles of new road (public or private), even if the number is 0, and the basis of bearing. • There must be a section tie, with a bearing and dimension from the section corner or quarter corner to the point of tie on the subdivision. • The perimeter line must be solid and the heaviest line weight on the plat. The lot lines and common area lines must be solid and the next heaviest. Lines for erosion setbacks, floodplain lines, etc., should be the lightest line weight and be dashed or dot-dashed. • There must be approximate dimensions for the perimeter and all lot lines and all common areas. • All lots must be numbered and have square footage. If the area is too small, a table to the side can be used for the square footage. • All hatching, stippling, striping, etc., must be removed in the final plat, unless another agency requires it. If so, all lettering must have the hatching, etc., cut away so it is legible. • All streets must be named and have dimensions, bearings, and curve data. o This plat shows that E 28th Street is 60’ wide, however, our records suggest that this road is 50’ wide. While the information on the plat is sufficient for our office because it appears that the south 30’ width represents the distance between the lot lines and the survey monument line (rather than the street center line) you may want to review and verify the width and revise the anno if necessary. • All adjacent subdivisions should be named, with map and plat in the appropriate areas around the subdivision. • Name listed on the dedication line matches with owner according to Assessor records. a. For reference, our records show that property ownership of parcel 131-09-199B is held under “E & S DEVELOPMENT LLC” whereas the name listed on the dedication section of this plat includes “COLIN PROPERTIES LLC” and “GREENHILL DEVELOPMENT LLC”. Upon recordation, these names must match or we may be unable to process the plat.
