COMMENTS: The Assessor’s Office does not review anything except Final Plats. For the reviewed activity item to be valid as a Plat-type Instrument at Recordation, and thus processed by the Assessor’s Office as a legal Instrument of title transfer, the Instrument must state that it is a Plat. See below for the full boilerplate list of generalized requirements the Assessor’s Office reviews Final Plats for, with items in this plat needing improvement to receive approval underlined and/or bolded: • The title block must be in the lower right-hand corner and it must have the number of lots or units or blocks or elements or any combination of these. It must have the Common Areas listed if there are any. It must have the section, township, and range and if it is a resubdivision, it must mention the plat name and the map & plat. • The location map must be in the upper right-hand corner and must have the section, township, and range. The project area should be outlined and/or have an arrow pointing to it. • General notes must have the gross area of the subdivision, the number of lots, the number of miles of new road, public or private (even if the number is 0), and the Basis of Bearings. • There must be a section tie, with a bearing and dimension from the section corner or quarter corner to the point of tie on the subdivision. • The perimeter line must be solid and the heaviest lineweight on the plat. The lot lines and Common Area lines must be solid and the next heaviest. Lines for erosion setbacks, floodplain lines etc. should be the lightest lineweight and be dashed or dot-dashed. Note: Currently the perimeter line is indeed the heaviest lineweight, but Lot lines are the same lineweight as other solid lines in the plat that are not Lot lines, leading to confusion. • There must be bearings and dimensions for the perimeter and all lot lines and all Common Areas. • All lots and Common Areas must be numbered and have square footage. If the area is too small, there can be a table to the side for the square footage. • All hatching, stippling, striping, etc. must be removed in the final plat, unless another agency requires it. If so, all lettering must have the hatching, etc. cut away so they are legible. • All streets must be named in the final plat, and have dimensions, bearings, and curve data. • All adjacent subdivisions should be named, with map and plat in the appropriate areas around the subdivision. • Ownership printed in the Dedication section or elsewhere in the plat must match Assessor data. NOTE: THE ASSESSOR’S CURRENT INVOLVEMENT IN PROCESSING ITS MAPS TO DIGITAL FORMAT IS EXPEDITED GREATLY BY EXCHANGE OF DIGITAL DATA. Per Tucson Water’s NE051415 valve map there are numerous public water mains on this property in water easements. All existing water easements on the property must be shown with their purpose, width, and recording information. Please note that many of these water easements may have been granted to the Silver Shadows Water Company which served this area, before Tucson Water bought it. 2. Copies of the valve map(s) and any ‘as-built’ plans referenced in these comments may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov. 3. What is the purpose of Sheet 2 of the final plat? Everything shown on Sheet 2 appears to be shown on Sheet 3, as well. 4. Three easement descriptions (7770 AKE Easement, Gaslight Easement, Hallquist Easement) were included in this submittal. Each was signed, but nothing on them indicated that they have been recorded, and they have not been shown on the final plat. If these easements have been recorded, they must be shown with their purpose, width, and recording information on the final plat. If they have not been recorded, please explain why they were submitted with this final plat, and show them on the final plat if they are to be created by this final plat. 5. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development.
