SECTION 2-08.0.0: LAND SPLIT 2-08.5.0 CONTENT REQUIREMENTS The drawing showing the proposed land split shall include the following: 1. This comment was not addressed. Zoning was not able to find a lot coverage. COMMENT: 2-08.5.G – Provide a supplemental residential plot plan for both parcels that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. Provide a lot coverage calculation for Lot “A” that meets the UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. | TW New Development Review Fast | REQUIRES RESUBMIT | TD-DIV-0125-00007 - Land Division_Lot Split v2 – 5065 S 13TH AV 2nd Review by Tucson Water on 04/02/2025. Tucson Water has the following comments about the proposed Lot Split. 1. Each of the proposed lots must have its own water meter. No sharing of water meters will be allowed. 2. The submitted site plan drawing indicates that the water meter for the existing house on Proposed Lot A is located on the north side of the parent parcel in Proposed Lot B. 3. If the parent parcel is to be split as shown, the following actions will need to be taken to comply with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009: a. The existing water meter on the north side of Proposed Lot B that serves the existing house on Proposed Lot A will need to be relocated to Proposed Lot A’s frontage onto 13th Avenue and connected to the existing 6” cement asbestos water main in 13th Avenue. The new private water service line from the relocated water meter to the existing house on Proposed Lot A must lie completely within Proposed Lot A. b. The private water service line that crosses Proposed Lot B from the existing water meter to the existing house will need to be abandoned and removed. 4. A copy of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 may be obtained by sending an e-mail request for this policy to me at the e-mail address in my signature block. 5. No new connections will be allowed to the 2” cement asbestos water main in the utility easement on the north side of the property that was constructed 1968 per File No. 2191. 6. The supplemental residential plot plan for both parcels that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example that was required by the Zoning reviewer must be revised to show: a. The relocation of the existing water meter on the north side of Proposed Lot B that serves the existing house on Proposed Lot A to Proposed Lot A’s frontage onto 13th Avenue. b. The removal of the existing private water service line from the original location of the existing water meter that will be relocated to the existing residence on Proposed Lot A. c. The proposed location of the relocated water meter on Proposed Lot A’s frontage onto 13th Avenue. d. The proposed routing of the new water service line from the relocated water meter to the existing residence on Proposed Lot A. 7. Tucson Water will not be able to approve this lot split until after arrangements have been made with Tucson Water’s New Services Section to relocate the existing water meter that currently serves the existing house on proposed Lot A. Please resubmit revised drawings along with a detailed response letter, which states how all of the above comments were addressed.
