Tucson Water has the following comments about the proposed lot split:

1. An existing 8” PVC water main constructed under Tucson Water Plan No. 136-1999 crosses the parent parcel from south to north in a 15’ wide water easement created by DKT 11331, PG 738 and DKT 11331, PG 750. See Tucson Water’s SW031413 valve map. Copies of any valve map(s) and/or ‘as-built’ plan(s) referenced in these comments may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.

2. No buildings or other permanent structures may be constructed within or across this easement.

3. A large number of other easements of different types also exist on the parent parcel. See Sheet 2 of the Record of Survey .pdf file in this submittal. No buildings or permanent structures may be constructed within or across most of those easements as well.

4. Many of these easements are on, or cross, proposed Parcel 2, limiting the buildable area on this proposed parcel. And what buildable area there is in Proposed Parcel 2 is split into two or more pieces by the easements. I am afraid you may be creating an unbuildable parcel.

5. Please submit a plot plan for Parcel 2 that shows all of the following:
• The existing 8” PVC water main constructed under Tucson Water Plan No. 136-1999
• All the existing easements and
• The setbacks required by the existing zoning
• The buildable areas and the total square feet of each buildable area.
To prepare this plot plan, use the Plot Plan Example at https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf as a guide.

6. Also, submit a narrative as to how you intend to combine or enlarge the buildable areas on proposed Parcel 2, and what proposed uses those buildable areas can be used for.

7. Note: If you plan to relocate or request abandonment of the existing 8” PVC water main constructed under Tucson Water Plan No. 136-1999, you will need to submit a master water plan showing the proposed relocation or abandonment to Tucson Water staff for review via the Tucson Development Center Online portal. And, that master water plan would need to be approved by Tucson Water staff, before Tucson Water staff can approve this proposed lot split.
