COMMENTS: The assessor’s office does not review anything except final plats. When TD-DIV-0124-00006 is submitted for review as final plat, please include the assessor’s office in the review. See below for the generalized requirements the Assessor’s Office reviews for: The title block must be in the lower right-hand corner and it must have the number of lots or units or block or elements or any combination of these. It must have the common areas listed if there are any. It must have the section, township, and range and if it is a resubdivision, it must mention the plat name and the map & plat. The location map must be in the upper right-hand corner and must have the section, township, and range. The project area should be outlined and/or have an arrow pointing to it. General notes must have the gross area of the subdivision, the number of lots, the number of miles of new road, public or private (even if the number is 0), and the Basis of Bearings. | Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL FROM: PDSD Zoning Review PROJECT: TD-DIV-0124-00006 3902 E FAIRMOUNT ST FINAL PLAT, MINOR SUBDIVISION (1st Review) TRANSMITTAL DATE: March 7, 2024 DUE DATE: March 3, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 2-07.1.0 APPLICABILITY Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. 1. COMMENT: The proposed land division is not eligible for a simple land split and must meet the requirements of AM 2-07 Final Plat (Minor Subdivision) to accomplish the proposed land division - https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-8971 Per UDC 11.4.13, a land split is the division of improved or unimproved land for the purpose of sale or lease, which is not defined as a subdivision, whose area is two and one-half or less in size, into tracts or parcels if previously platted, or three tracts or parcels of land or less if not previously platted. As the proposal is to divide the originally platted parcel into four lots, it does not meet the definition of the land split. For more information refer to UDC 8.4.3 Minor Subdivision. If you have any questions about this transmittal, please contact Loran Shamis at Loran.Shamis@tucsonaz.gov. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised Final Plat (Minor Subdivision) and comment response letter. To resubmit visit Tucson Development Center at https://tdc-online.tucsonaz.gov/#/home.
