| External Reviewers - Pima County Assessor | REQUIRES RESUBMIT | Office of the Pima County Assessor 240 N. Stone Ave. Tucson, Arizona 85701 SUZANNE DROUBIE PIMA COUNTY ASSESSOR TO: City of Tucson Development Services FROM: Michael Bell GIS Cartographer Pima County Assessor’s Office Michael.Bell@pima.gov (520)724-7503 DATE: October 17, 2024 RE: Assessor’s Review and Comments Regarding: (SUBMITTAL 2) TD-DIV-0124-00006 – FAIRMOUNT SUBDIVISION Lots 1-4 * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * Plat meets Assessor’s Office requirements. __X___ Plat does not meet Assessor’s Office requirements. COMMENTS: CDRC review request email indicated file named: “FP1_v2.pdf” as file to review, but this file appears to only contain the front page of a plat which indicates it is sheet one of two. I noticed that there were two other documents uploaded (“FP2_v1.pdf” and “FP1_v1.pdf”) that had the same date as the original review requested document (08/14/24), so I have included these files in this review. *If “FP2_v1.pdf” and “FP1_v1.pdf” were not intended to be reviewed, this review is invalid. There are discrepancies regarding the lots included for this final plat. The title block notes that there are 1-4 Lots. However, in the drawing the lots are labeled 1-4 but lot 1 is excluded and the linework in the monument map shows in being included. In addition, the ownership for lot 1 does not match lots 2-4 and the dedications only shows one owner. Please combine pages FP-1 and FP-2 for Final Plat. See below for the generalized requirements the Assessor’s Office reviews for: • The title block must be in the lower right-hand corner and it must have the number of lots or units or block or elements or any combination of these. It must have the common areas listed if there are any. It must have the section, township, and range and if it is a resubdivision, it must mention the plat name and the map & plat. • The perimeter line must be solid and the heaviest lineweight on the plat. The lot lines and common area lines must be solid and the next heaviest. Lines for erosion setbacks, floodplain lines etc. should be the lightest lineweight and be dashed or dot-dashed. • All lots must be numbered and have square footage. If the area is too small, there can be a table to the side for the square footage. • Ownership printed in the Dedication section must match Assessor data. For APN 122-13-074B ownership is currently held by: CONTRERAS LAURA. |
