RE: Assessor’s Review and Comments Regarding: (SUBMITTAL 2)
TD-DIV-0124-00006 – FAIRMOUNT SUBDIVISION Lots 1-4

Plat meets Assessor’s Office requirements.
__X___ Plat does not meet Assessor’s Office requirements.
COMMENTS:
There are discrepancies regarding the lots included for this final plat. The
title block as well as the general notes state that there are 1-4 Lots.
However, in the drawing the lots are labeled 1-4 but lot 1 is excluded. In
addition, the ownership for lot 1 does not match lots 2-4 and the dedications
only shows one owner.
*Before recordation, some of the text is not readable due to the boxes around
them and text that is too light.
See below for the generalized requirements the Assessor’s Office reviews for:
 The title block must be in the lower right-hand corner and it must have
the number of lots or units or block or elements or any combination of
these. It must have the common areas listed if there are any. It must
have the section, township, and range and if it is a resubdivision, it
must mention the plat name and the map & plat.
 The perimeter line must be solid and the heaviest lineweight on the
plat. The lot lines and common area lines must be solid and the next
heaviest. Lines for erosion setbacks, floodplain lines etc. should be
the lightest lineweight and be dashed or dot-dashed.
 All lots must be numbered and have square footage. If the area is too
small, there can be a table to the side for the square footage.
 Ownership printed in the Dedication section must match Assessor data.
*For APN 122-13-074B also known as Lot 1 ownership is currently held by:
CONTRERAS LAURA.
NOTE: THE ASSESSOR’S CURRENT INVOLVEMENT IN PROCESSING ITS MANUAL MAPS TO
DIGITAL FORMAT IS EXPEDITED GREATLY BY EXCHANGE OF DIGITAL DATA. IN THE COURSE
OF RECORDING THIS SUBDIVISION YOUR ASSISTANCE IN PROVIDING THIS OFFICE WITH AN
AUTOCAD COPY WOULD BE GREATLY APPRECIATED. AUTOCAD DWGS CAN BE SENT TO THE
EMAIL ABOVE. THANK YOU FOR ANY DIGITAL DATA PREVIOUSLY SUBMITTED.
External Reviewers - Pima County Wastewater (RWRD) REQUIRES RESUBMIT The applicant is responsible for obtaining review and approval by Pima County, for projects involving RWRD sewers, on-site wastewater treatment facilities and public water systems https://www.pima.gov/1766/Wastewater-Reclamation. The applicant must provide an Approval letter from RWRD, prior to PDSD Approving the permit.
Site Engineering REQUIRES RESUBMIT 1. This submittal has an outline/border around all text lines and it is crossing over adjacent sentences and other plat lines. Remove all of these text borders from both pages of the plat.
2. Remove or edit "2024" in the Acknowledgements section to reflect the new year, 2025.
3. Remove the word "excluded" from lot 1 and use the same line type and text font as the other three lots since this lot is included in the plat. The plat is titled "lots 1-4" and the notes say this is a 4 lot subdivision. The 4 lots should look the same.
4. Center the words "Final Plat" in the title block.
5. Move the "FND 1/2 IP..." text box in the lower left corner of page 2 so it is not crossing a solid line and is clearly legible.
6. General note 1 says the gross area of the site is 0.40 acres. The sum of the acreage provided on page 2 of the plat for the 4 lots if 0.584 acres. Please correct the note.

SECTION 2-07.0.0: FINAL PLAT, BLOCK PLAT, MINOR SUBDIVISION, AND CONDOMINIUM PLAT APPLICATIONS

2-07.1.0 APPLICABILITY

Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. (Am. Admin. Directive, 5/14/2013)

1. COMMENT: Address Site Engineering comments.

2. COMMENT: Zoning acknowledges the applicant intends to apply for the Design Development Option (DDO), but Zoning cannot initiate the DDO process until a Residential Plot Plan with the proposed setback information is provided.

On the next submittal, please provide the Residential Plot Plan that meets the requirements outlined here – https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf

Zoning cannot approve the land division until the DDO has been approved if the development involves reduced setbacks for the existing structures and the proposed lot lines.

The minimum setback requirement for residential uses in R-3 adjacent to residential zoned property (to the east and the south) is the greater of 6’ or 2/3 the height of the structure (single family residence) wall, measured from the exterior wall of the structure to the property line. The height of the wall is measured from the design grade on the exterior wall measured to the bottom of the roof line.
