SECTION 2-08.0.0: LAND SPLIT 2-08.5.0 CONTENT REQUIREMENTS 1. COMMENT: 2-08.5.E – Per UDC Article 6.6.2.b An accessory building shall be built only on a lot occupied by a principal building or use. That said, based on current aerial photos there is a shed structure located on parcel 1 near the chainlink fence that is not shown on the plan. If this structure is still on site show it on the plan as to be removed. 2. COMMENT: 2-08.5.F – Based on aerial photos the porch shown on the plan only runs along about half of the house not the whole west side. Also perimeter yard setbacks for a porch type structure are measured from the post supporting the porch, UDC Article 6.4.5.B.2. Show the posts supporting the porch and provide a perimeter yard setback dimension from the post to the west property line. 3. COMMENT: 2-08.5.G – Provide a lot coverage calculation for Parcel 1 that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. TW New Development Review | REQUIRES RESUBMIT | TD-DIV-0124-00005 - Land Division_Land Split_Lot Split v1 – 5244 S 6TH AV 1. The proposed lot configuration complies with Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009. Parcel 1 has more than 15’ of frontage onto the existing 8” public water main in Missiondale Road, and Parcel 2 has more than 15’ of frontage onto the existing 3” and 6” public water mains in Park Avenue. 2. Please note the following: a. Parcel 1 will need to obtain its water from the existing 8” public water main in Missiondale Road. Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 prohibits Parcel 1 from being connected to the existing 3” and 6” public water mains in Park Avenue. b. Installing a water service line from the existing 8” public water main in Missiondale Road to Parcel 1 will be complicated by the presence of a 36” reclaimed water transmission main in Missiondale Road. c. The existing 8” public water main in Missiondale Road operates at a significantly lower pressure than the existing 3” and 6” public water mains in Park Avenue. These public water mains are in two different pressure zones. 3. The public water mains, the 36” reclaimed water transmission main, and the existing water service line currently serving the building on this property are shown on Tucson Water’s NE011513 Valve Map. A copy this map may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov. 4. The existing public water mains, , the 36” reclaimed water transmission main, and the existing water service line currently serving the building on this property must be shown on the Site Plan. 5. The proposed water connection from Parcel 1 to the existing 8” public water main in Missiondale Road must also be shown on the Site Plan. 6.
