SECTION 2-08.0.0: LAND SPLIT

2-08.5.0 CONTENT REQUIREMENTS

1. This comment was not addressed correctly. As you proposed to remove the shed from the site provide note on the plan clearly stating that the shed is to be removed from the site. COMMENT: 2-08.5.E – Per UDC Article 6.6.2.b An accessory building shall be built only on a lot occupied by a principal building or use. That said, based on current aerial photos there is a shed structure located on parcel 1 near the chainlink fence that is not shown on the plan. If this structure is still on site show it on the plan as to be removed.

2. This comment was not addressed. Show the post that support the porch and provide a setback dimension from the post to the west property line. COMMENT: 2-08.5.F – Based on aerial photos the porch shown on the plan only runs along about half of the house not the whole west side. Also perimeter yard setbacks for a porch type structure are measured from the post supporting the porch, UDC Article 6.4.5.B.2. Show the posts supporting the porch and provide a perimeter yard setback dimension from the post to the west property line.

3. This comment was not addressed. COMMENT: 2-08.5.G – Provide a lot coverage calculation for Parcel 1 that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.

TW New Development Review REQUIRES RESUBMIT TD-DIV-0124-00005 - Land Division_Land Split_Lot Split v2 – 5244 S 6TH AV

1. A resubmittal is required. Please see PDSD’s Residential Plot Plan Requirements at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf before making your resubmittal.

2. Please note the following:
a. The existing building on Parcel 2 obtains its water from a 3” water main in S. 6th Avenue.
b. Parcel 1 will need to obtain its water from the existing 8” public water main in Missiondale Road. Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 prohibits Parcel 1 from being connected to the existing 3” and 6” public water mains in Park Avenue.
c. Installing a water service line from the existing 8” public water main in Missiondale Road to Parcel 1 will be complicated by the presence of a 36” reclaimed water transmission main in Missiondale Road.
d. The existing 8” public water main in Missiondale Road operates at a significantly lower pressure than the existing 3” and 6” public water mains in Park Avenue. These public water mains are in two different pressure zones.

3. The public water mains, the 36” reclaimed water transmission main, and the existing water service line currently serving the building on Parcel 1 are shown on Tucson Water’s NE011513 Valve Map. A copy this map may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.

4. The existing public water mains, the 36” reclaimed water transmission main, and the existing water meter and water service line currently serving the existing building on this property must be shown on the Site Plan.

5. Show a future water service line running from the existing 8” public water main in Missiondale Road to a future water meter on Parcel 1 on the Site Plan.
