| Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: 5804 E FAIRMOUNT ST. – R-1 TD-DIV-0124-00003 Land Split (1st Review) TRANSMITTAL DATE: January 17, 2024 SECTION 2-08.0.0: LAND SPLIT 2-08.5.0 CONTENT REQUIREMENTS The drawing showing the proposed land split shall include the following: 1. 2-08.5.F - COMMENT: Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. In this case it will be the measurement from design grade to the top of parapet. Provide the east wall height so that the required perimeter yard setback can be determined. R-1 Zone the required perimeter yard setback from the east wall of the duplex to the east property line is 6’-0” or 2/3 (H) height of the exterior wall. The proposed 5’-0” will require a Design Development Option ( will be required. DDO application and requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration.
