1. Sheet 1, General Note 7: As the CoT PDSD has required all abandonments of easements to be recorded by separate instruments prior to approval of the final plat, delete General Note 7 in its entirety.

2. While the Abandonment of Easement recorded at Seq. No. 20232490138 releases those public utility easements created by the original Campbell at the Airport, Lots 1-22 final plat recorded at Book 49, M&P, Page 38, it does not release the City’s interests in those public utility easements recreated in Olivia Place & Avenida Luminosa by the CC&R’s recorded at DKT 13477, PG 1274.

The City’s interests in those public utility easements recreated in Olivia Place & Avenida Luminosa by the CC&R’s recorded at DKT 13477, PG 1274 will need to be abandoned by separate instruments, as well.

3. Sheet 2: Please draw the northern and southern boundaries of the existing wastewater easement per DKT 11589, PG 12 (opposite Wieding Road) using dashed, shaded lines, as all other existing easement boundaries have been shown.

4. Sheet 2: The 14.0’ drainage easement, the 36.0’ drainage easement, and the 120.0” drainage easement (all created by DKT 13477, PG 1274) do not appear to close properly where they meet together on the west side of Block 1. Revise as necessary.

5. SHEET 2: The survey tie to the subdivision boundary is not correct. The section corner in the intersection of Valencia Road and Campbell Avenue should be labeled, SE CORNER OF SECTION 7 or NW CORNER OF SECTION 17, but not the SW ¼ CORNER OF SECTION 17. There should be a found survey monument at this point. (See DPS Geodectic Control Point Station IJ05 in the Control Point layers on PimaMaps Survey.) If so, it should be shown on the plat and described with it’s type and any markings on it. If there is no found survey monument at this point, this section corner should be labeled NO FOUND SURVEY MONUMENT.

Site Engineering REQUIRES RESUBMIT The section tie referred to in your comment response does not refer to a point on the final plat. Please revise to associate these points with an origination point on the final plat.
Due to the fact that final plats are recorded by the City of Tucson Clerk’s Office, we now require easement creation and abandonment to be recorded with Pima County Recorder Office prior to final approval of any plat submission unless that new easement is created per new final plat.
Many of the supplied easement abandonment documents are not satisfactory after multiple reviews. Please record all applicable abandonments and provide this documentation with your next resubmittal.
Please note that these easement comments have been recurring and as such need to be addressed prior to final approval.
