COMMENTS:
• There must be a section tie, with a bearing and dimension from the
section corner or quarter corner to the point of tie on the subdivision.
Comment Response letter indicates this was included in the 2nd
submittal, but I am unable to locate any such section tie on any sheet.
• The perimeter line must be solid and the heaviest lineweight on the
plat. The lot lines and common area lines must be solid and the next
heaviest. Lines for erosion setbacks, floodplain lines etc. should be
the lightest lineweight and be dashed or dot-dashed.
Please note that it appears the floodplain lines, floodplain callout
lines, and floodplain Line Table labels on sheet 3 may have accidentally
been left in a CAD layer with a lineweight equal to that of lot lines.
• The North/South lot line(s) between Block 2 and Blocks 1/3/4 is missing
a bearing.
• Note: It is appreciated and common practice for the Dedication to
include the printed name of the undersigning party on plats, including
Final Plats in review. This ensures that the Assessor’s Office is able
to confirm a match with Assessor ownership data before recordation. If
this is left off Final Plats in review and there is a discrepancy after
recordation, the Assessor’s office will not be able to process any
changes dictated by a plat until a Scrivener’s Error is recorded or
ownership is transferred per recorded deeds. Please consider this for
Final Plat review submittals, otherwise ensure the dedication of this
plat is signed by authorized parties of AMERIMAX ONE LLC at recordation.

New Services/JOC REQUIRES RESUBMIT TD-DIV-0123-00032 - Land Division_Subdivison v2 – 1701 E VALENCIA RD

1. Sheet 1: Delete the sentence that reads, WE HEREBY ABANDON ALL EXISTING EASEMENTS, COMMON AREAS AND SETBACKS from the Dedication. Please use one of the four standard dedications statements found in the Admin Manual section 2-07.5.3.B.2 that is appropriate for this plat.

2. Sheet 1: Add a General Note to the final plat that reads, (ALL OR PORTIONS) OF THE PUBLIC UTILITY, DRAINAGE AND ACCESS EASEMENTS GRANTED BY DKT 13477, PAGE 1274, THE PUBLIC SEWER EASEMENT GRANTED BY DKT 13340, PG 220 AND THE WASTEWATER FACILITIES EASEMENT CREATED BY DKT 11589, PAGE 12 WILL BE ABANDONED BY THE RECORDING OF THIS RESUBDIVISION PLAT.

Please note the following:
a) The word ALL should be used in this General Note if NO portions of these easements are to be retained.
b) The word PORTIONS should be used in this General Note if ANY portions of these easements are to be retained.

3. The developer must obtain from each entity having a record interest in an easement, as shown by a current title report, a recordable document such as a quit-claim deed or abandonment of easement which relinquishes its interest in the easement, as required by Section 11-01-4.1 of the UDC Administrative Manual, and submit those documents to PDSD as required by Section 11-01-4.2. Please note that the abandonment of an easement does not occur until all documents from holders of interest have been recorded.

4. Sheet 2: The final plat is not clear regarding whether you want all portions of the existing drainage easements created by DKT 13477, PG 1274 or just some of them, because some of the labels for these easements indicate they are to be abandoned, while others do not. If you wish to abandon all or portions of these easements please add the phrase TO BE RELEASED BY THIS PLAT to the labels for those easements that you wish to be abandoned . If you wish to retain any of these drainage easements, please add the phrase TO BE RETAINED to the labels for those easements for clarity.

5. Sheets 2 & 3: Sheet 2 of the proposed final plat, should not be a part of this final plat, as it shows the old lot lines, not the new property lines for the proposed blocks. Please remove Sheet 2 from the final plat and show all of the easements Sheet 3. In other words, please show all the existing easements that are to be abandoned or retained on the drawing that also shows the new property lines for the proposed blocks.

6. Sheet 3: The Flood Plain Line table and data within it doesn’t make sense, as the flood plain boundary is not continuous. Is this flood plain data old floodplain data from the original final plat or hydrologic study? If so it should be removed from this new plat and replaced with flood plain data from the most recent study matching the tentative plat. Please revise / explain as necessary.

Site Engineering REQUIRES RESUBMIT 1. Previous comment 1 was not fully addressed. Abandoning all existing easements, common areas, and setbacks is adequately shown on the plat and doesn't need to be in the Dedication Block. Please use one of the four standard statements as may be appropriate for the plat for the dedication language found in the Admin Manual section 2-07.5.3.B.2:
a. “(I/We) hereby dedicate and convey to the public forever all rights-of-way as shown hereon, including all streets, roads, parks, easements, and drainageways.”
b. “(I/We) hereby grant to the public and all utility companies all easements as shown hereon for the purposes of access for installation and maintenance of public sewers and utilities and other uses as designated by this plat.”
c. “Private streets, drainageways, and common areas, as shown hereon, are reserved for the private use and convenience of all owners of property within this subdivision and are granted as easements to the public and all utility companies for the purposes of access, installation, and maintenance of utilities, drainage, and public sewers. Title to the land of all private streets, drainageways, and common areas shall be vested in an association of individual lot owners as established by Covenants, Conditions, and Restrictions recorded in Sequence #________ in the Pima County Recorder’s Office. The association will accept responsibility for control, maintenance, and liability for the private streets, drainageways, private sewers, and common areas within this subdivision.”
d. “Private streets, drainageways, and common areas shown on this plat are reserved for the private use and convenience of all owners of property within this subdivision, and easements are granted to the public and all utility companies together with access for the installation, maintenance, and improvements of aboveground and underground utilities, public sewers, and drainage. 2. The wastewater facilities easement on the title report found in Docket 11589, Page 12 (seq# 20011340009) has not been abandoned and is not addressed on the final plat. Revise as necessary.
