The second paragraph of the Dedication reads, “WE HEREBY ABANDON ALL EXISTING EASEMENTS, COMMON AREAS, AND SETBACKS.” Please be aware that the current owner of the property (Amerimax One, or a title company) may not abandon the easement rights (or other property rights) that have been granted to others. Easement and other property rights may only be released by the owners of those property rights. This paragraph will require revision. 2. Please demonstrate that the existing public sewer easements granted by Docket 13275, Page 97 have been released by Pima County, rather than indicating they are to be vacated. 3. The existing 22’ wide public sewer easement granted by Docket 13275, Page 97 between Campbell at the Airport Lots 10 & 11 has not been shown correctly. Per the recorded documents at Docket 13275, Page 97, it does not parallel the centerline of Wieding Road. It parallels the common lot line between Campbell at the Airport Lots 10 & 11. Please revise as necessary. 4. The area covered on this final plat includes streets that were dedicated to the public by the Campbell at the Airport, Lots 1-22 final plat recorded at BK 49, PG 38 M&P. Please demonstrate that these public streets have been released by the City of Tucson and have been conveyed to Amerimax One. 5. The numerous public utility easements dedicated to all public utility companies by the Campbell at the Airport, Lots 1-22 final plat recorded at BK 49, PG 38 M&P have not been shown on this final plat. Please demonstrate that these public utility easements have been released by all public utilities. 6. The Commitment for Title Insurance submitted with the final plat does not include the Gilbert Additions, Lots 1-8. Nor does it include APN 140221170. The Title Report must include all of the properties inside the boundaries of this subdivision. 7. Please label the Los Montanas lots on the north side of the proposed subdivision. As space is limited in this area, a single label may be used. 8. All existing easements need to be abandoned by the owners of the rights to those easements and it be recorded. 2. Provide documentation of the release of the public streets that were dedicated to the public by the previous subdivision. 3. Clarify note 5 on the first page under general notes. There are no lots proposed in this new subdivision only blocks. 4. Check the labels on the plat, (i.e. block 3 is labeled on both sides of what appears to be the property line on both pages 3 and 4). 5. Clarify the boundary of the floodplain limits, does FP7 connect to FP8 and does the boundary line close? Also, note the origins of this floodplain boundary. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. 2-07.5.0 CONTENT REQUIREMENTS 1.
