Provide the development package case number, TD-DEV-1225-00316, adjacent to the title block on all sheets. 2. Will there be a perimeter fence/wall proposed for the development? 3. The title block shows the APN: 18-06-1140, but the actual parcel ID is 118-06-1140, revise accordingly. 4. As previously called-out in prior a Pre-application meeting, a lot combination will be required with 1881 W King St, as it appears to be operating as a single site. This will require that parcel 118-06-116F be included in all site documentation, reports, and site calculations. Refer to Site Zoning for further comments regarding this. 5. Include general note - “Any wastewater discharged into the public sanitary sewerage system shall meet the requirements of Pima County Ordinance No. 1991-140, as currently amended.” AM 2-06.4.7.E.3 6. Provide site expansion calculations on the cover sheet. AM 2-06.4.7.A.8.c Waste Collection Comments: 7. It should be noted that - Use of APCs for multi-family, commercial, or industrial development requires prior approval from Environmental Services. Until Approval is provided, it will be required that a trash enclosure detail in compliance with TSM 8-01.5.0 be provided for construction. Pedestrian Circulation Comments: 8. A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. TSM 7-01.4.0. Please demonstrate how this is achieved for the existing Church office on the north side of the property. 9. Clearly show downspouts and sidewalk scuppers. to ensure that stormwater from roof drains, up to and including flow from the ten-year storm event, does not pass over sidewalks per Technical Standards Manual 7-01.4.3E. This should be done for both existing and new buildings on the entire site as the expansion of this site is proposed to exceed 25%, triggering full compliance with standards set forth. 10. Please label the turning radius for the fire truck turnaround shown. Outer radius minimum = 50’ 11. Pedestrian circulation is required to connect all buildings, dumpster areas, common areas, and the sidewalk on all the street frontages per TSM 7-01.3.3. Demonstrate how this is achieved to the bicycle parking and APC storage area. Drainage comments: 12. The drainage report will need to be revised – the property is located within the West Branch Santa Cruz River watershed which carries a Critical basin designation. As required by critical basin detention requirements – it will be required that the development provide reduction of peak site discharge to 85% of the pre-developed levels. DSSDR 3.1 This is due to the critical designation as well as problems experienced in the surrounding area relating to drainage a. It would be possible to consider reducing/eliminating full retention requirements in-lieu of sufficient detention being provided – justification: Majority D soils as well as new a mapped wash 13. It is required that rainwater harvesting basins carry a Minimum 10 feet setback from structures DSSDR 5.3.1.11.d Demonstrate how this will be addressed for WH area 4 14. Due to the proximity to the San Juan Wash, provide an erosion hazard section to the drainage report to show if there is any erosion hazard setback. If it is determined that the wash carries an EHS, it will need to delineated and called-out on the grading plan. 15. Add the 100-year water surface elevation (WSE) to all basin descriptor boxes on sheet 4 It should be noted that additional Site Engineering comments may be forthcoming in future review cycles as provided comments and development changes may bring forth further callouts. Include the calculation for vegetative ground cover (shrubs, groundcover/vines) at the required 50 percent within the street landscape border. 3. King Av is designated as a minor local road. This street landscape border needs to include a 5’ vegetative screen at the project side of the border. 4. ALL OTHER USES per UDC Table 7.6.4-1 requires a 5’ screen on the east Residence zone property line. This can be a vegetative screen or a fence, or a wall. Similar to what is shown on the west property line with the wood fence. See UDC 7.6.5.B SCREENING MATERIALS. Clearly indicate the screen and call it out on the landscape and civil plans. 5. Include proposed plant quantities in the planting schedule. 6. The Blue Palo Verde at the southeast corner of the building is located in a pretty narrow space. Look at moving it to the south to avoid maintenance issues due to conflict with the building and the tree. 7. Include schematic locations for irrigation lines and sleeves across hardscape. Also include connection equipment on the irrigation plan. Include an irrigation details sheet. 8. An irrigation only meter is required, see TSM 4-01.6.0. Include the “irrigation only” meter on the irrigation plan. Also see City of Tucson Ordinance 10597 -- Sec. 6-182. Rainwater Harvesting Plan: Number 3 (a) A separate water meter connected to the main water supply; or (b) An irrigation sub-meter. 9. Include a sheet for planting details. Include a tree planting near hardscape detail that includes root barriers. Provide a calculation for required and provided canopy trees in the parking area. The plan is in compliance, we just want to see the calculations for our records and ease of review. 11. Remove references to Decomposed Granite and call out a sized screened rock and designers color choice. IE: ¾” screened rock, Coronado brown or approved equal. 12. On the commercial rainwater harvesting plan, add flow line direction symbology and spot elevations. Spot elevations at the curb cut inlet, bottom of basin and curb cut outlets. The elevations add clarity in review and for site inspections. 13. Provide a Native Plant Preservation Plan or a NPPO Waiver with the next submittal. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 5, 2027. COMMENT: 2-06.4.1 – Please include the information as noted by the standard above. 3 pages were stamped by Jeff Stanley however his contact information was not included on Sheet 1. 2-06.4.2 - The title block shall include the following information and be provided on each sheet: 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. 2. COMMENT: 2-06.4.3 - Provide the development package case number, TD-DEV-1225-00316, adjacent to the title block on each sheet. 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled. 3.
