| 01/28/2026 | Site Landscape Standard | REQUIRES RESUBMIT | PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, RLA SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION PROJECT: ADD A FENCED IN AREA OF THE PARKING LOT TO SECURE CITY OF TUCSON VEHICLES. AREA INCLUDES ROLL GATES AND A PERSON GATE FOR EXITING ONLY. EXISTING CHAINLINK FENCES WILL BE REPLACED WITH WROUGHT-IRON SECURITY FENCING ACTIVITY NO: TD-DEV-1225-00315 ADDRESS: 2425 N HASKELL DR ZONING: O-3 OFFICE ZONE 01.28.2026 THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS PER THE CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM) FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING. RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. The security fencing appears to be encroaching on the existing trees and their dripline root structures. **Please add a note on the site plan, sheet 3 that states that preservation fencing will be placed at the dripline of the trees during fencing installation so that the mature trees are not damaged in any way. Provide a preservation fencing detail to this sheet as well. Please reach out if a PDF copy of the preservation fencing is needed. 2. Some fence posts are very close to the trunks of the existing trees, and it appears that one tree will likely need to be removed due to the proposed concrete ADA ramp. Provide a NPPO or a NPPO Waiver for the possible protected native plants that may be disturbed or destroyed due to the fencing installation near the existing trees. Mitigation per the NPP Ordinance requirements for any protected native trees that are destroyed will be required. If the trees are not protected natives, mitigation at a 1:1 ratio will be required for any tree that is destroyed due to fencing implementation. With any mitigation, an irrigation adjustment should be made to service any new trees and shown on the site plan. BELOW IS A LINK TO A FILLABLE PDF NPPO WAIVER DOCUMENT FOR USE IF APPLICABLE: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/applicationsforms/nppoapp-2025-v.2-fillable-1.pdf If a hard copy of the waiver is needed, please contact me at the email below.
