COMMENTS:

1. Please provide cleanouts in the building sewer at intervals not exceeding 100 feet of developed pipe length. The interval length shall be measured from the cleanout opening, along the developed length of the piping to the next drainage fitting providing access for cleaning. The distance between the two cleanouts before the connection to the existing 8 inch sanitary sewer line appears to be approximately 106 feet. Reference: Section 708.1.2, IPC 2024.

Plan review for the above-referenced development package has been completed. This review was conducted for compliance with applicable development criteria including the City of Tucson Unified Development Code (UDC), Administrative Manual (AM) Section 2-6, and Technical Standards Manual (TSM) sections governing waste management, pedestrian access, hydrology – retention/detention requirements, and all applicable site standards.

The following comments must be addressed prior to approval. To help facilitate a timely resubmittal, please provide updated plans and calculations along with a written response to each comment, indicating what action was taken and where the change can be found on the plans. Do not use revision clouds on resubmittal drawings — clouds are reserved for post-permit revisions only. Submit your response letter and updated plan set & reports as separate files.

Site Engineering Review Comments:

1. Site engineering will not be able to approve this revision until all related PIA and ROW permits (TR-PIA-0426-00004, TR-ROW-0926-00953) showing proposed revisions within existing Right of Way are reviewed and approved.
2. Please provide an updated stormwater report stamped by the approving registrant(s).
a. Please provide revision updates to the report and/or drainage statement for review of proposed revisions.
3. Please revise submitted plan set to document all revisions to the project:
a. The plans shall reflect the proposed revisions from the approved construction documents with the revisions clearly identified throughout the applicable plan sheets as noted in comments #4 and #5 below.
4. Provide clouded linework around all information effected by the submitted revision on each applicable plan sheet. Each revision cloud shall be identified with a corresponding triangular revision number.
5. Provide a revision description table on each applicable plan sheet, including the cover sheet.
a. The table shall identify the applicable triangular revision number and provide a brief description that accurately corresponds to the submitted revision number shown on that sheet to allow the information to be readily correlated throughout the plan set.
b. Please ensure to provide the applicable revision triangle to each clouded revision within the plan set for clarity of revisions.

6. Note: As prior plans have been previously approved, please consider the following in resubmittal of this plan set revision:
a. Provide the development package case number, TD-DEV-1225-00310, and all related permit case numbers adjacent to the title block on all sheets.
b. Provide the page number and total number of pages within the Development Package plan set (i.e., sheet xx of xx) on the bottom right corner of each page. [AM 2-06.4.2.D].
c. Please update the Permits section of the cover sheet to include all current and approved related permit numbers.
