| 01/05/2026 | Site Engineering Standard | REQUIRES RESUBMIT | Permit: TD-DEV-1225-00309 Location: 7575 E SPEEDWAY BL Review Date: 1/5/2025 This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-6 and Technical Manual (TM) Section for waste management, Pedestrian Access, Hydrology -Retention/Detention Requirements, and all site standard code. Drainage Manual Link: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/engineering-code/cot-drainage-manual-searchable.pdf Design standards for Stormwater Detention and Retention Link: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/engineering-code/updated-retention-detention-manual.pdf Site Engineering Administrative Comments: 1. Revise Permitting Note #2 under drainage notes as there is not a section TSM 2-01.3.7.B.2. The direct code section can just simply be removed from the note 2. Provide more detail regarding the new proposed fence, keynote #27 on sheet 4. Provide material, height, etc. Provide construction detail on the detail sheet. 3. Revise all the rainwater harvesting basins to show compliance with the required inlet erosion protection placed at a width sufficient to encompass flow expansion downstream of the inlets. DSSDR 5.3.1.8.b It should be noted that additional Site Engineering comments may be forthcoming in future review cycles as provided comments and development changes may bring forth further callouts. If you have any questions or concerns, please contact Marco Contreras Marco.contreras@tucsonaz.gov |

| 01/21/2026 | Site Landscape Standard | REQUIRES RESUBMIT | PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, RLA SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION PROJECT: REVISED PARKING LOT, SIDEWALK AND ASSOCIATED LANDSCAPING ACTIVITY NO: TD-DEV-1225-00309 ADDRESS: 7575 E SPEEDWAY BL ZONING: RX-1 RESIDENCE ZONE LAND USE: OFFICE 01.21.2026 THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS PER THE CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM) FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING. RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Include a concrete curb to the north of WHIA-1 planting basins. This will provide a finished/tied together design and help prevent overflow onto the existing property to the north. With this additional curbing, coordinate with the civil engineer to make sure all plans in the set are showing identical linework. 2. If WHIA-2 in the water use table is supposed to indicate the existing rainwater harvesting area at the south of the property, then please include that in the callout for the existing rainwater harvesting area on the plan view. 3. Coordinate the Native Plant Preservation notes on sheet(s) L1.0 and L2.0. One of the notes calls out an attached NPPO Waiver. If the intention is to provide the waiver, then please include the waiver with your next submittal. A new fillable PDF version is available at the link below. https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/applicationsforms/nppoapp-2025-v.2-fillable-1.pdf 4. Technically the street landscape border trees and vegetative ground cover should be within the first 10 feet onto the property. There is an existing sewer easement hindering this. The (2) large existing trees along the frontage count toward the total required of (6) trees. The existing trees along the western border fire access would not count toward the Speedway street landscape border requirement. Per the landscape border calculations, it appears that (4) additional shade trees are needed on the plan view along the Speedway border and (2) additional shade trees are needed on the plan view along Fremming border. Thank you. Chad Keller, RLA Landscape Architect chad.keller@tucsonaz.gov 520.837.4923 |
