Revise the trash enclosure on grading plan to show the ramps slope being 2% away from enclosure as well as the enclosure slab sloping 1% to the gate. TSM 8-1.0.0 2. Provide the Waste Stream Calculations for the entire site according to TSM 8-01.8.0 Pedestrian circulation Comments: 3. The pathway leading to the south to connect to building #1, based on ariel photos it appears not to be ramped as an accessible pathway to connect the new structure to the rest of the site. Provide clarification as well as a detail showing that this pathway is accessible. TSM 7-01.0.0 4. Provide clarification in regard to the “Preliminary” aspect shown throughout the plans. If this is intended as an actual development package submittal for construction, Remove all “Preliminary” references. Including the text over all registered stamps. 5. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is December 15, 2026. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) CONTENT REQUIREMENTS 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. 1. COMMENT: 2-06.4.3 - Provide the development package case number, TD-DEV-1225-00306, adjacent to the title block on each sheet. 2-06.4.7 - General Notes 2-06.4.7.A.8.c - Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included; and, 2. COMMENT: 2-06.4.7.A.8.c – The total existing building area is 51,895 sq ft. Correct calculations under Project Expansion Calculations. 2-06.4.9 - Information on Proposed Development 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. 3. COMMENT: 2-06.4.9.F – On the site plan, indicate zoning classifications of adjacent parcels. 2-06.4.9.H - Proposed Traffic Circulation 2-06.4.9.J - If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of-way lines, sight visibility triangles, etc.) 4. COMMENT: 2-06.4.9.J – Per Paving Plan I-64-55, the current ROW on Speedway Blvd is 100 ft. Speedway Blvd has a future MS&R ROW of 120 ft. Add information as noted in the standard above. 5. COMMENT: Clarify reference to “Preliminary Improvements” on plans. If the project is not being phased, remove all references to “Preliminary.” 6. COMMENT: Draw and dimension setbacks from new building #5 to all applicable property lines. Per UDC Table 6.3-4.A, in C-2, a nonresidential use adjacent to a residential zone requires a minimum setback of 1 ½ times the height of the adjacent building wall.
