02/05/2025 Site Engineering REQUIRES RESUBMIT 1. Per TSM section 8-01 the concrete slab needs to slope 1% to the gate and the concrete ramp needs to slope 2% away from the enclosure, grading detail 12 is showing 2% on the slab and 1%-1.6% on the ramp. Revise as needed.
2. Ensure that all the standards of DSSDR 4.13 underground storage are being addressed including 7 - that requires a separate CCR for the underground storage.
3. The geotech report is showing the infiltration tests performed at 4 locations at a depth of 1 foot, but not at the location of the underground storage chamber or the depth of the bottom of the chamber where infiltration will be critical. Please address this concern and justify the assumptions made for the design of the stormwater disposal.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Once the Commercial Rainwater Harvesting Plans are finished a full review for compliance will be completed.

2. It is stated that a ROW Use Permit will be required. DTM review is required for all planting and irrigation in the ROW prior to the approval of the development package. Reach out to David Marhefka (david.marhefka@tucsonaz.gov). Once reviewed, DTM will provide a letter, or email corresponding to their requirements or approval. Include the correspondence with your next submittal.

3. Identify the site monitor and list contact information on the NPPO Plan. Will the Landscape Architect of record for the project be the NPPO monitor? If so, provide contact information with note #5 on the NPPO cover sheet NP-1.

4. There are a few callout typos. Update as needed throughout the landscape plan set.

5. According to the tree planting detail there are supposed to remarks on the planting schedule that specify tree staking. Can a multi-trunk tree planting detail with no stakes be added to the detail sheet. Note to remove the nursery stake on all trees.

6. Possibly add a time period or caliper size for which all stakes should be removed from trees.

7. Can all of the screened rock be called out as “washed screened rock”? There have been instances out on project sites that the fines in the screened rock have been an issue for approval. If this is something that you are not comfortable with, the screened rock callout is fine.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 8, 2026.

3. COMMENT: 2-06.4.9.U – The Maximum Building Height listed under General Note 17 is not correct. Per Rezoning TP-MOD-0424-000003 condition 6.a the maximum height is 25’ as measured from design grade to the highest peak of the roof.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 1/10/2025. There are existing facilities within the development; there is a
possible apparent conflict with the anchor on pole #196. This has been noted on the
provided facilities map.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
