This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Upon review of aerial images of the site, it appears that protected native vegetation may be present on the site where the north driveway connection is going to be made. Please provide a NPPP that shows preservation, transplant and mitigation for the protected native plants that may be disturbed/destroyed. If there are no viable protected native plants, or if there are native plants, but they won’t be disturbed, then please provide a NPPO Waiver for the project. If a copy of the NPPO Waiver for exception is needed, please contact me at the email below.

2. The quantity of work being proposed is not of a percentage that forces full landscape compliance. If there is irrigation available in the new parking area landscape islands, can shade trees be implemented to help dampen heat island effect on site? These trees would be for the betterment of the site as a whole.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 21, 2026.

5. COMMENT: 2-06.4.9.O – Clarify where the “PERIMETER YARD: 10’” listed under Development Package Calculation note 3, occurs on this site. Based on UDC Table 6.3-4.A the only plans this will occur is for a residential use and per UDC Article 6.4.5.C.2.a for a nonresidential use abutting an Arterial or Collector street.

6. COMMENT: 2-06.4.9.O – Provide the street perimeter yard requirement for this use to the proposed street to the south, see UDC Article 6.4.5.C.2.b.

7. COMMENT: 2-06.4.9.R – Provide the required sidewalk south to the proposed street, TSM Section 7-01.4.1.A.

To whom this may concern,
Thank you for the opportunity to comment on TD-DEV-1224-00347, the development plan for
closing an existing driveway and generating two new driveways and parking lot improvements.
This development is located in the N.E. quarter of the N.E. quarter of Section 24, Township 15S,
Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel numbers
140-44-2470, covers approximately 1.10 ± acres, and is zoned as Commercial 2 Zone (C-2).
The nearest major roadway intersection is South Wilmot Road and Interstate 10, approximately
1,000 feet to the south of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the 1st submittal of this project and is not requiring a
resubmittal of this project.
