| 06/02/2025 | External Reviewers - Tucson Airport Authority | REQUIRES RESUBMIT | May 30, 2025 Planning and Development Services City of Tucson 201 North Stone Avenue Tucson, AZ. 85701 RE: TD-DEV-1224-00340, 3 rd Submittal, TIA Hangar A-6 - New aircraft hangar, Received May 9, 2025 To whom this may concern, Thank you for the opportunity to comment on TD-DEV-1224-00340, 3 rd Submittal, the development plan for a new aircraft hangar. This development is located in the N.E. quarter of the N.E. quarter of Section 18, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel numbers 140-43-0010 and 140-43-0020, covers approximately 0.65 ± acres, and is zoned as Light Industrial Zone (I-1). The nearest major roadway intersection is South Campbell Avenue and East Valencia Road, approximately 500 feet to the northeast of the subject development. This site does lie within FAA Part 77 airspace. The Tucson Airport Authority is unable to approve the 3 rd submittal of the project. The Tucson Airport Authority is requiring the applicant to make revisions to the development plan. Tucson Airport Authority required development plan revisions: 1. Pave all areas of dirt, south of the aircraft hangar door, to reduce the risk of Foreign Object Debris and projectiles for all aircraft. 2. Remove all proposed landscaping from the airside. Tucson Airport Authority required comments to add to general notes of development plan: 3. As the development of the site occurs, the applicant must update the As-Built drawings to be reflective of any additional changes, which are not reflected in the original City of Tucson approved permit drawings, that are identified at the sole discretion of the Tucson Airport Authority or that are requested by the applicant and are approved in writing by the Tucson Airport Authority or the Tucson Airport Authority’s assigned project manager. This must be completed prior to the final inspection. Please do not hesitate to contact me if you have any questions or concerns regarding this comment letter.
