This development is located in the N.E. quarter of the N.E. quarter of Section 18, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel numbers 140-43-0010 and 140-43-0020, covers approximately 0.65 ± acres, and is zoned as Light Industrial Zone (I-1). The nearest major roadway intersection is South Campbell Avenue and East Valencia Road, approximately 500 feet to the northeast of the subject development. This site does lie within FAA Part 77 airspace. The Tucson Airport Authority is requiring a resubmittal of this project to include the below condition. 1. “According to the Federal Aviation Administration (FAA) Notice Criteria Tool, this project area is located on an airport. As this project develops, all applicants must file FAA Form 7460 with the FAA at least 45 days before construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. It is highly recommended that the applicant file earlier than 45 days to provide the applicant with sufficient time to respond to any concerns identified by the FAA. Note also that cranes to be used during all development or construction activities must also be identified with Form 7460. Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. This project is considered a new development and/or an expansion of the existing site and would meet the threshold for requiring full UDC Landscape and Screening compliance as well as rainwater harvesting requirements. See APPLICABILTY within UDC 7.6.2.A & B for new development and expansions. 2. Provide an updated street landscape border with the required trees for shade. The trees in the street landscape border can count toward the required parking lot trees. See UDC 7.6.4.B.1.a.(2) Fifty percent of the trees required for landscape borders located within ten feet of the paved portion(s) of a vehicular use area may be counted towards both the minimum parking lot canopy tree standard and the landscape border canopy tree standard. 3. Depress the updated street landscape border to maximize water harvesting to the trees and other required plants in the street landscape border. Provide curb cuts at the existing curb in a few locations next to the re-striped parking stalls, if feasible. The native cacti and accent that are currently in the street landscape border can count toward the 50% vegetative groundcover. 4. Provide at a minimum, temporary irrigation to the new trees/vegetative groundcover in the street landscape border. 5. There are roof downspouts and slash pads shown on the east and west sides of the building. Provide vegetated basins in both areas. Show contouring, spot elevations, a drainage outlet, inorganic ground cover (screened rock), trees, shrubs, accents, etc., in both areas. Irrigation will also need to be provided for establishment of these new plants in the basins. 6. Provide the development package case number on all new landscape sheets, TD-DEV-1224-00340, adjacent to the title block on all sheets. 2-06.4.3 7. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal.
