| 04/08/2024 | External Reviewers - COT Environmental Services | REQUIRES RESUBMIT | Review comments for TD-DEV-1223-00492 1. Generally, require provisions for trash and recycle containers. May require two single container, or one double container, enclosures to meet this requirement. Refer to TSM 8-01.1.0. Please clarify if this carwash location will include a lounge and retail space for patrons to walk in to purchase food, drink, and/or products. If not, then recycling provisions are not required and one single container enclosure is acceptable. 2. Must include all enclosure detail and dimensions. Solid waste storage areas are not intended to be shared space for other equipment or services. Refer to TSM 8-01.5.2 and 8-01.9.0 Figure 3B, single container enclosure, for design specifications and required dimensions to be called out. Please feel free to contact me regarding this review. | 03/14/2024 | Site Landscape | REQUIRES RESUBMIT | ACTIVITY#: TD-DEV-1223-00492 – REV 1 PROJECT: MISTER CAR WASH @ ORACLE ADDRESS/PARCEL: 4646 N ORACLE RD/105-11-0490 ZONING: C-3 This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. - COMMENTS: 1. Ensure all Zoning and Engineering comments are addressed prior to the Landscape/NPPO comments. 2. The below comments were not addressed properly. A completely separate Commercial Rainwater Harvesting Plan is required by the Commercial Rainwater Harvesting Ordinance enacted on on October 14, 2008. See Technical Standards 4-01.3.0 RAINWATER HARVESTING PLAN. Labeling all of the information on the grading plan does not satisfy the requirements of the Commercial Rainwater Harvesting Ordinance. 3. Please revise your development package to include a separate Commercial Rainwater Harvesting plan with all of the required information as it is outlined in Technical Standards Manual section 4-01.3.0 Rainwater Harvesting Plan and Technical Standards Manual Section 4-01.6.0 Compliance. 4. The Commercial Rainwater Harvesting Plan must utilize the Site Water Budget. See TSM 4-01.0.0 Exhibit A. The Site Water Budget is how the Water Dept tracks the irrigation water use on-site, not first flush retention volume charts. 5. Identify curb inlets/splash pads to landscape areas on grading and water harvesting plans. 6. Show directional arrows for roof drainage on the roof building. If you have any questions about these comments, I can be reached at Matthew.Carlton@tucsonaz.gov |
