Comments: 1. SDG 3-14 Where sidewalks cross driveways, the sidewalk should be dominant, maintaining the level, slope, and material of the sidewalk. Please install concrete sidewalks across the proposed driveways. 2. P. A. G. SD 206, SDG 3-15 Concrete sidewalks that are crossed by driveways should be 6” thick. 3. SDG 5-9, 3-16 – Driveways should be designed for 10 mph turning speeds for passenger cars and the smallest feasible radius should be used. If you are proposing a curb return radius greater than 15’ on N 6th Ave, please explain why. 4. COTC Sec 25-39 - Maximum driveway width at the property line is 30 feet. Maximum curb cut width is 35 feet. The driveway on N 6th Ave appears to be too wide. You can break up large driveway with a pedestrian refuge. See P. A. G. SD 207 for an example. 5. TSM 10-01.3.3.D.1.d - Lateral transitions in sidewalk shall be 3:1, longitudinal to lateral. See P. A. G. SD 207 for an illustration. Please show that the lateral transitions on the proposed sidewalk along Speedway are no sharper than 3:1. 6. TSM 7-01.4.0 - “ A. At least one sidewalk is required to a project from each street on which the project has frontage… The sidewalk should be located to minimize any conflict with vehicular access to the project.” Please show a sidewalk to Speedway from the proposed structure. 7. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 9, 2025. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.9.H.5 – Show the required 1’-0” setback from the drive through to the building, UDC Article 7.4.6.F.2.A.(2). 4. COMMENT: 2-06.4.9.H.5.a – Until comment 2 is addressed Zoning cannot determine vehicle parking requirements. 5. This can be evaluated after opening if issues arise. |
