This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is January 9, 2025. 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1223-00483, adjacent to the title block on all sheets. 2. COMMENT: 2-06.4.7.A.4 – The use is subject to use-specific standards 4.9.11.A.1, .2, .5, .8, .9, .11, and .12. List all relevant use-specific standards within general site note 3. 3. COMMENT: 2-05.4.7.A.4 – Provide a copy of the entire Special Exception Waiver to determine which use-specific standards are proposed to be waived. The proposal must comply with all other applicable use-specific standards. 4. COMMENT: 2-06.4.7.A.6 – Include a general note stating “The project is designed to meet the overlay zone criteria for UDC Section 5.4, Major Streets and Routes Setback Zone (MS&R).” 5. COMMENT: 2-06.4.9.F – Add the zoning classification across the adjacent Irvington Road right-of-way.
