COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is March 15, 2025.

1. COMMENT: 2-06.4.8.B – As stated by Site Engineering, provide a dissolution agreement for all cross-access agreements from all neighbors, from the east and the west.

2. COMMENT: 2-06.4.8.C – This comment has not yet been addressed. Provide the recording information (Book 3 Page 8, Maps and Pages) for Wetmore Road.

3. COMMENT: 2-06.4.9.F – This comment has not yet been addressed. Show the zoning classification to the north of the site.

4. COMMENT: 2-06.4.9.H.5 – This comment has not yet been addressed. The subject property is currently part of a larger site extending from Stone Avenue to 1st Avenue (see UDC 11.4.20 for the definition of “Site”). Based on the proposed scope of work, the subject property proposes to act as a single entity. A site plan showing the existing site is required to demonstrate that motor vehicle parking requirements are being met for the sites to the east and west. Additionally, the site plan will need to demonstrate maneuverability for motor vehicles that need to turn around when approaching the proposed wall and gates on the abutting sites.
