This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is December 27, 2024. 1. COMMENT: 2-06.2.3 – Remove Sheet S1.0 from the development package drawings as structural plans are not within the purview of this review. 2. COMMENT: 2-06.3.10 – Provide a legend that shows and describes all symbols used in the drawings. 3. COMMENT: 2-06.3.12 – Ensure that the sheet index on the cover sheet matches the number of sheets submitted with the development package drawings. 4. COMMENT: 2-06.4.1 – Include the name, mailing and email addresses, and phone number of the primary property owner of the site, as well as of any other firms or organizations that prepared the development package drawings. Additionally, include the email address of the architect on the cover sheet. 5. COMMENT: 2-06.4.2.D – Ensure the title block on all sheets includes the page number and total number of pages in the drawings (i.e., sheet xx of xx). 6. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1223-00481, adjacent to the title block on all sheets. 7. COMMENT: 2-06.4.4 – Ensure the project-location map on the cover sheet covers approximately one square mile, is drawn at a minimum scale of 3” = 1 mile, identifies any regional watercourses within the area, and includes section corners. 8. COMMENT: 2-06.4.7.A.4 – Identify the use of the property as defined within the UDC. List all use-specific standards that apply to the use. 9. COMMENT: 2-06.4.7.A.6 – As Wetmore Road is an arterial identified on the Major Streets and Routes Plan, provide a general noting stating “THE PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE CRITERIA FOR: UDC SEC. 5.4, MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R).” 10. COMMENT: 2-06.4.8.A – Provide site boundary information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. 11. COMMENT: 2-06.4.8.B – Ensure all existing easements are shown on the site plan. If any easements exist, include the recordation information, location, width, and purpose of the easements. 12. COMMENT: 2-06.4.8.C – Provide the right-of-way width, recordation information, type and dimensioned width of paving, curbs, curb cuts, and sidewalks for Wetmore Road. 13. COMMENT: 2-06.4.9.F – Show all existing zoning classifications on and adjacent to the site (including across Wetmore Road), with the zoning boundaries clearly defined. 14. COMMENT: 2-06.4.9.H.2 – The Major Streets and Routes Plan indicates that Wetmore Road has a proposed future right-of-way width of 120’. The existing right-of-way width appears to be 90 feet according to paving plan I-82-055. The proposed fence cannot be placed within the future right-of-way of Wetmore Road. 15. COMMENT: 2-06.4.9.H.5 – The subject property is part of a larger site extending from Stone Avenue to 1st Avenue (see UDC 11.4.20 for the definition of “Site”). Based on the proposed scope of work, the subject property may be proposing to act as a single entity. A site plan showing the overall site may be required to demonstrate that motor vehicle parking requirements are being met for the sites to the east and west. Additionally, the site plan will need to demonstrate maneuverability for motor vehicles that need to turn around when approaching the proposed wall and gates on the abutting sites. 16. COMMENT: 2-06.4.9.J – Show the future right-of-way line for Wetmore Road on the site plan.
