05/15/2024 | Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Wyatt Berger Lead Planner PROJECT: Improvements to Santa Rita Park Development Package (2nd Review) TD-DEV-1223-00473 TRANSMITTAL DATE: May 15, 2024 DUE DATE: May 17, 2024 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is May 15, 2025. 1. COMMENT: 2-06.4.9.H.5.d – This comment has not yet been addressed. Per UDC Table 7.4.8-1, 0.25 short-term bicycle parking spaces are required per basketball court, with a minimum requirement of two spaces. Eight total short-term bicycle parking spaces are required for the site. Correct the short-term bicycle parking calculation on Sheet G 0.1. Additionally, remove the reference to 2-06.4.9.H.5.d relating to long-term bicycle parking. 2. COMMENT: 2-06.4.9.H.5.d – Sheet C 1.1 only shows the location of one bicycle rack. Indicate the locations of all required bicycle parking facilities. Provide a detail demonstrating how the short-term bicycle parking facilities comply with UDC 7.4.9.B. See UDC Figure 7.4.9-C for an example detail. If you have any questions about this transmittal, please contact me at Wyatt.Berger@tucsonaz.gov or at (520) 837-4951.
