12/28/2022 | OK to Submit - Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Solar Canopy (Detached Development Package (OK to Submit) TD-DEV-1122-00082 TRANSMITTAL DATE: December 28, 2022 DUE DATE: January 03, 2023 The development package has been reviewed by the Zoning Review Section for minimal compliance with the Administrative Manual Section 2-06. It has been determined that the submitted plans do not provide sufficient information to complete a plan review. The following items need to be addressed prior to re-submittal. Based on current aerial photos: 1. Clarify what the area under the proposed shade structure will be used for. 2. The vehicle parking area shown on the last approved development package west of the building, has been reconfigured, show the new configuration on the plan. 3. The area shown east of the building as “UNDISTURBED” is not being use as a vehicle use area, show the configuration on the plan. 4. There is a dumpster located in the area shown east of the building as “UNDISTURBED”, a dumpster enclosure will be required. 5. There is some type of shade structure shown west of the “(E) PORCH”, show this shade structure on the plan and provide perimeter yard setback information on the plan. If this is a use area the square footage shall be included in the vehicle parking requirements. 6. There is some type of shade structure shown west of the “(E) STRUCTURE” along the north property line, show this shade structure on the plan and provide perimeter yard setback information on the plan. If this is a use area the square footage shall be included in the vehicle parking requirements.
