This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is August 14, 2024. 10. COMMENT: 2-06.4.8.B –A hold will be placed on the C of O until the abandonment information for the existing electrical easement is provided. 12. COMMENT: 2-06.4.9.H.5 – This comment was not entirely addressed. As an expansion greater than 25% is proposed, the existing motor vehicle use area shall be brought to current code standards in accordance with all of UDC Section 7.4.6, Motor Vehicle Use Area Design Criteria. Provide curbing along the boundaries of the proposed motor vehicle use area in accordance with UDC 7.4.6.H.1. Additionally, as a gate is proposed to separate the existing handicapped accessible motor vehicle parking space from the remainder of the site, back-up spurs within a minimum of three feet in depth are required adjacent to both the handicapped accessible motor vehicle parking space as well as to the parking space to the north abutting the existing perimeter wall (UDC 7.4.6.F.4.a). 15. COMMENT: 2-06.4.9.L – A hold will be placed on the C of O until the recordation information for the proposed electrical easement is provided. 19. COMMENT: 2-06.4.9.R – Refer to Zoning's TSMR comments. Zoning does not object to the TSMR request, however an additional request is necessary to use the existing 3ft pedestrian path in place of a standard 4ft path. Change the language in your TSMR application and zoning will approve on the next submittal. 20. COMMENT: 2-06.4.9.W – This comment was not entirely addressed. Per TSM 7-01.4.3.B, all sidewalks must have a minimum unobstructed vertical clearance of 84 inches. Detail 4 on Sheet 9 does not meet the intent of this standard.
