COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is May 15, 2024.

10. COMMENT: 2-06.4.8.B –Provide the abandonment information for the existing electrical easement as indicated on Sheet 5.

12. COMMENT: 2-06.4.9.H.5 – This comment was not addressed. As an expansion greater than 25% is proposed, the existing motor vehicle use area shall be brought to current code standards in accordance with all of UDC Section 7.4.6, Motor Vehicle Use Area Design Criteria.

15. COMMENT: 2-06.4.9.L – Provide the recordation information for the proposed relocated electrical easement as indicated on Sheet 5.

19. COMMENT: 2-06.4.9.R – This comment was not addressed. Show on-site pedestrian circulation that connects all public access areas of the development to the adjacent right-of-way. A pedestrian connection is also required to the existing trash enclosure. Additionally, the existing on-site handicap accessed motor vehicle parking space does not meet the intent of this requirement.

20. COMMENT: 2-06.4.9.W – This comment was not addressed. Indicate the location of the handicap parking sign to assure there are no conflicts with pedestrian circulation. Provide a handicap sign detail as well. None of these requirements are shown in the resubmittal.
