Site Engineering Comments:
1. Provide the development package case number, TD-DEV-1125-00295, adjacent to the title block on all sheets.
2. Revise the Sight visibility triangles for all the site entrances along Williams BL in compliance with TSM 10-01.5.0 Williams BL is designated as a Collector RD. It appears the Near Side SVT’s are incorrectly shown. Refer to Figure 18 in TSM 10-01.9.0 for SVT along a curve.
3. Revise the trash enclosure on grading plan to show the ramps slope being 2% away from enclosure as well as the enclosure slab sloping 1% to the gate. TSM 8-1.0.0
4. Keynote #3 on sheet 4 calls for a retaining wall – if this falls in the actual classification of a retaining wall, it will require that a separate structural wall permit with structural calculations/drawings be submitted for construction of the wall.
5. Show that erosion protection is used for all inlet and outlet structures. The erosion protection shall extend below the finished grade of the basin floor and/or side slope to the appropriate design depth. DSSDR 4.8.1.4 Show this for all inlet structures
6. Clearly show downspouts of the building to ensure that stormwater from roof drains, up to and including flow from the ten-year storm event, does not pass over sidewalks per Technical Standards Manual 7-01.4.3E.
7. The landscape plan Sheet 8 calls for a drywell for mechanical condensate Collection, provide more detail and clarity regarding design and add a construction detail. It should be noted that “Stormwater-infiltration systems shall not admit runoff from intensively irrigated landscaped areas where pesticides and insecticides may be routinely used.” Drainage Manual 14.5.2 So if it is truly a “Dry well” then it will be required to be removed.
8. Demonstrate Trash truck maneuverability through a construction detail.
9. General note 21 points to two 6-CY containers but the detail and measurements used show a single container enclosure. Revise to follow Figure 3A in TSM 8-01.9.0.

THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS PER THE CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM) FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING.

RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL OF THE SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Ensure site engineering comments are fully addressed with regard to the 24”x24” drywell and rainwater harvesting.

2. Include the WHIA Identifier on the plan even though there is only one.

3. On the CRWH Plan add spot elevation at the bottom of the curb cut and at the bottom of the WHIA that represents the 0.5’ depth for quick reference out the field during inspections.

4. Beyond the comments above, the site includes rainwater harvesting that meets the intent of the PAD-1 document.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 26, 2026.


2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet.

1. COMMENT: 2-06.4.3 - Provide the development package case number, TD-DEV-1125-00295, adjacent to the title block on each sheet.

2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

2. COMMENT: 2-06.4.9.H.5.a – Per UDC Section 7.4.6.D.1., the minimum standard parking space is 8.5’ x 18’. Numerous spaces that are only 15.5’ in length are shown on the plans. Although the spaces may be existing, construction of a new building requires all elements on site to meet current development standards.

To request approval for compact car spaces, please submit a Parking Design Modification Request (PDMR) on next submittal.
