RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. WHIA 1 A and B indicate a depth of 6 inches on your water budget table, but the top contour for the WHIA is missing. Remove the 6-inch depth from the water harvesting table if it is not intended to be depressed. **We would like to see as much landscape area depressed for rainwater as possible, even if not counting toward the CRWH Ordinance. 2. Label the SVTs as well as the existing and future ROW lines on all plans in the set, especially the planting plan. It appears that all of the proposed plants are on site, so no coordination with DTM and David Marhefka is needed. Thank you. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 13, 2027. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 1. COMMENT: 2-06.4.9.H.5.a – Parking is located on a parcel separated by public right-of-way; therefore, a separate development package is required. Refer to review for TD-DEV-1124-00316. Zoning cannot approve this development package until TD-DEV-1124-00316 has been approved. 2. COMMENT: 2-06.4.9.H.5.b - Per UDC 7.4.6.B.1.d, and SMD III.H.1.a.2.c, A recorded Shared Parking Agreement for the parking to be located off-site must be provided prior to issuance of the associated building per SMD III.H.3.b. A condition shall be placed on building permits TC-COM-0325-00503 and TC-COM-0325-00504 to provide this information prior to final Certificate of Occupancy. 3. COMMENT: 2-06.4.9.T – The refuse collection area is located on a parcel separated by public right-of-way; therefore, a separate development package is required. Refer to review for TD-DEV-1124-00316. Zoning cannot approve this development package until TD-DEV-1124-00316 has been approved. 4.
