01/02/2025 | Site Landscape | REQUIRES RESUBMIT | CDRC TRANSMITTAL PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, RLA SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION PROJECT: NEW FOOD SERVICE & COMMERCIAL RECREATION ACTIVITY NO: TD-DEV-1124-00315 ADDRESS: 2330 E BROADWAY BL ZONING: C-1 COMMERCIAL ZONE; UOD 3 SUNSHINE MILE (MID CENTURY SUBDISTRICT) This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting. Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Keynote 19 on sheet 2 of 3 indicates that a landscape plan is part of this DP. Provide the landscape plan, details and any other applicable plans for landscape review. 2. A planting median appears to be running north/south at the entry drive off of Broadway. If trees and other plantings are intended to be placed within the median, then provide a planting and irrigation plan for the median. Depress the median for rainwater harvesting and if feasible, grade the impervious access drive toward the median planting area and provide curb cut inlets and outlets. 3. Provide a commercial rainwater harvesting plan for the new impervious area drainage towards the new median planting area. If elevation constraints don’t allow for this, then add a note to the grading plan and planting plan that this area will be depressed 6-inches for rainfall only water harvesting. 4. The street landscape border contains shade trees currently in the ROW. Adding additional understory plants in the ROW will require DTM approval. There appears to be space between the ROW/property line and the edge of the sidewalk for additional plant material. The addition of plants in this area will only enhance the projects aesthetics from E Broadway Bl and will help meet the intent of the UDC landscape and screening requirements. Depress this additional planting area between the sidewalk and the ROW line. Include this information on the planting plan. 5. Note 25 on the cover sheet states the minimum open space requirement for the Sunshine Mile/Mid Century Subdistrict. Add a square footage calculation with that note that accounts and summarizes the 10% open space and that 60% of that area meets the minimum landscape area standards. See page IV-19 of the Sunshine Mile Final Document. 6. Make sure all Sunshine Mile and UDC landscape requirements are met and documented on the plans clearly. Example: Shade requirements, 50% of all sidewalks and pedestrian paths using trees, arcades, canopies, or shade structures. See pre-application comments TP-PRE-0824-00205 and include all that apply to this DP. 7. There are no protected native plants being disturbed by this phase of the project. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal.
