This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Landscape/NPPO to ensure compliance with the applicable UDC development criteria and Technical Standards.

SITE LANDSCAPE/NPPO REVIEW COMMENTS:

1. The property line/ROW line is not lined up between all of the plans in the set. Sheet 2 bisects a small portion of the recessed planting area to the east and on sheet 3 it bisects the middle of the recessed planting area to include the Pistache tree. Update the plans to have identical linework.

2. A portion of the eastern recessed planting area including the new Pistache tree, proposed accents/cacti and new boulders are within the ROW. Please reach out to DTM and David Marhefka, RLA for ROW requirements. david.marhefka@tucsonaz.gov

3. Trees and shrubs require their own valves due to water needs. Add individual ½” poly laterals for trees and for shrubs.

4. The root barrier detail is great. Add root barrier linework, possibly a thick dashed line, to the planting plan along all edges of the recessed concrete planting areas and call them out clearly. We would like to be certain that the existing concrete sidewalks and the patio area are protected from the new tree roots in the future.

5. Call out a specific screened rock type and color or approved equal on the planting plan legend.

6. Add a simple percent shade of the sidewalk calculation to the planting plan per the Rio Nuevo Area Guidelines. The new Pistache trees along with the building will provide the required 50 percent shade of the sidewalk/pedestrian circulation areas. This is for the record to make sure this important design guideline is met.
