A final construction drawing will be prepared when the customer approves the preliminary design , and TEP receives a copy of the Approved Plat. As identified on the Preliminary Construction Drawing, Easements for TEP facilities must be shown on the plat for TEP approval. Provide slope stabilization specs for the 3:1 slope in the middle of the site and the 3:1 detention basin side slopes. 5. Provide riprap or another energy dissipation mechanism onsite for the detention basin outflow. 6. The following comments apply to the drainage report: a) Page 2 says Q10 existing is 906cfs. Please change to 9.6cfs. b) The WSD 4 - detention inflow hydrologic data sheet uses 35% imperviousness for the calculations. This seems like an underestimate based on the density of the proposed subdivision. Please use 50% or provide justification for 35%. c) The weir capacity calculations use L=20ft, but the proposed weir shows L=30ft. Please show calculations that use the L of the proposed weir. d)The routing calculations for the detention basin include a 6 inch orifice with the invert at the bottom of the basin. This development is located in the S.E. quarter of the S.W. quarter of Section 1, Township 15S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel numbers 137-08-011A, covers approximately 4.00 ± acres, and is zoned as Residence Zone 2 (R-2). The nearest major roadway intersection is West Drexel Road and South Missiondale Road, approximately 725 feet to the southeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the first submittal of this project. Although this project does not propose a change in plan designation or zoning the Tucson Airport Authority highly recommends the applicant add the following notes into the general notes of the revised development plan. This project is located approximately 1 mile northwest of Tucson International Airport and is within FAA traffic pattern airspace, an area which would be subject to aircraft overflight and noise due to being in close proximity to Tucson International Airport. The proposed notes would provide a means of assuring that future owners and tenants of the property are aware they are in proximity an airport and further assures the continued right of the City of Tucson, Tucson Airport Authority, and all persons lawfully utilizing the Tucson International Airport the right to utilize the airspace above or near the property. This would be accomplished through the property owner recording the Avigation Easement and providing the Airport Disclosure Statement to the new residents of all residential uses. The Tucson Airport Authority believes the proposed note helps to support the City of Tucson Airport Environs Overlay Zone and supports Plan Tucson – Regional and Global Positioning policy 4 (RG-4). 1."That prior to the City's approval of the proposed development, the property owner must record the Avigation Easement that discloses the existence and operational characteristics of the Tucson International Airport to future owners or tenants of the property and further conveys the right to the public to lawfully use the airspace above the property.
