Broadway Blvd. Development Package (2nd Review) TD-DEV-1124-00299 TRANSMITTAL DATE: March 6, 2025 DUE DATE: March 12, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 03, 2026. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. COMMENT: 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. Zoning acknowledges the project area is limited to APN 13331159E; however, the parcel is a part of the site functioning as a shopping center development, see UDC definition of Site (UDC 11.4.20). 2. COMMENT: 2-06.4.7.A.2 – Provide the gross floor area of the entire site. Per the last approved site plan for the shopping center, the gross area is 522,342 SF, 11.99 AC (TD-DEV-1122-00055). Include this as a general note. 3. COMMENT: 2-06.4.9.H.5.a – It appears the proposed site changes include reducing the existing parking. Please provide an updated parking calculation for the entire site. The vehicle parking space calculation shall include the entire shopping center, see comment 18. Review development package TD-DEV-1122-00055 and provide a correct calculation. The DP can be found at COT.s Property Research Online, https://pro.tucsonaz.gov/. 4. COMMENT: 2-06.4.9.H.5.a – This comment was not addressed. The bollards called out under keynotes 110 & 111 show up on aerial photos some time after 2020 and it appears that the bollards encroach into the minimum 18’-0” parking space length, UDC Table 7.4.6-1. Clearly demonstrate that the minimum 18’ length is provided. 5. COMMENT: 2-06.4.9.H.5.a – This comment was not addressed. Per UDC 7.4.6.D.2.b “a motor vehicle off-street parking space must have a minimum width of ten feet when the side(s) of the parking space abuts a vertical barrier over six inches in height. Clearly demonstrate that the requirements of UDC Article 7.4.6.D.2.b are met for the parking spaces east and west of the cart coral called out under keynote 116.
