| 02/26/2025 | ROW Engineering Review | REQUIRES RESUBMIT | TD-DEV-1123-00471 • 3854 N STONE AV 1. Per Sec. 10-01.3.3 of the Technical Standards Manual, a pedestrian circulation path, as specified in Sec. 10-01.4.0, shall be provided along the entire street frontage of the development. The existing driveway apron is out of compliance and will have to be removed and replaced. Indicate on plan that the driveway apron will be brought into compliance with PAG SD 206. 2. The majority of the stormwater flows of the developed site are proposed to be discharge through the driveway and across the sidewalk along Stone Ave. Per Sec. 10-01.4.4.F of the Technical Standards Manual, the sidewalk shall be designed and constructed to convey the 10yr flood flow under the sidewalk. Show on plan how this met. 3. The drainage report submitted indicates that flows will be directed to the proposed detention/retention basins on the property. However, on the grading plan it does not show how flows from the pavement area will be directed into the basins. Additionally, the inverts of the proposed sidewalk scupper show that the scupper is designed to discharge flows from the basin into PAAL. Provide additional spot grade elevations and drainage flow arrows for the pavement areas on the grading plan. If you have any questions, please contact Richard Leigh at Richard Leigh at richard.leigh@tucsonaz.gov |
