Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO COMMENTS: 1. The shade trees in the parking area islands appear to be very close to the underground water lines. If possible, adjust the tree locations so that the root structures don’t have an opportunity to disturb the water lines. This is just a precaution. Maybe add a callout to the trees for the contractor to be aware of the underground utilities. 2. Note number 5 on the landscape plan does call out the civil plans for the basins. Add a general note to the CRWHP that refers to the civil plans for construction of the basins as well. Possibly add typical leader callouts at a few of the basins to make sure the contractor references the civil plans for basin details and construction. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 11, 2025. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. This comment was not addressed correctly. Per UDC Article 6.3.3.D Multifamily development is consider to be a nonresidential use. Therefore per UDC Table 6.3-3A the allowed height is 40’ in the O-3 zone. COMMENT: 2-06.4.9.Q – The allowed height listed under General Note 7 is not correct review UDC Tables 6.3-2.A & 6.3-3.A and provide the correct allowed heights for both zones.
