Concrete Sidewalk c. Concrete Driveway Apron (Navajo is a FEMA Floodplain and the installation of curb could cause a change in the floodwater flow.) 2. Please remove these items and their “Keynotes” from the plan along the frontage of Navajo Rd. 3. Regarding the ingress/ egress entrance off of Navajo Rd. NEW Header returns must be installed per P.A.G. standard 213 with 18’ minimum radii. 4. The entrance must be paved flush with the header and paved with City Mix No. 2 5. An appropriate “Pavement Structural Section” needs to be listed on the plan. 6. NOTE: At the location of the proposed entrance to the property off of Navajo Rd, there is an existing power pole and a guy-wire. Please show on the plan how this is addressed and whether or not an entrance will safely be able to be installed at this location. 7. Property access off of Ft. Lowell Rd per plan is acceptable. 8. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. COMMENTS: 1. The NPPO Exception letter has been approved. 2. Provide the development package case number, TD-DEV-1123-00465, adjacent to the title block on all sheets. 2-06.4.3 3. A 5’ screen fence is called out for the interior landscape border on the west property line. Please revise your plan to show a 5-foot wall for the west interior landscape border. A wall is required. The west and east landscape borders are missing 50% coverage with shrubs, or vegetative groundcover. See UDC 7.6.4.C.2.e. Please provide the required understory plant material. 6. Please provide an interior landscape border at the south property line (N89° 46’55”E – 117.00’). The properties at that location are commercial adjacent to office and requires a landscape border. The interior landscape border shall be shown on this current landscape development plan. See table 7.6.4-1: landscape borders (section 7.6.4.C) and screening standards (section 7.6.5) 7. Although you do call out a root barrier as part of your tree planting detail, please provide the barrier location and depth graphically on your detail. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 11, 2025. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1123-00465, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. COMMENT: 2-06.4.7.A.1 – The “02” zoning listed under General Note 1 is not correct and should be O-3. 3. COMMENT: 2-06.4.7.A.4 – The UDC Sections “4.8-4 & 4.8-5” listed under General Note 3 do not exist, provide the correct sections. Also, Table 4.8-5 listed under General Note 3 is for Industrial Zones not Office Zones. 4. COMMENT: 2-06.4.7.A.6.a - As Fort Lowell Rd is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 5. COMMENT: 2-06.4.9.H.5 – Show the required 2’-0” setback from the access lane to the fence along the east property line, UDC Article 7.4.6.F.2.b. 6. COMMENT: 2-06.4.9.H.5.d – Demonstrate how the requirements of UDC Article 7.4.9.B.1.e are met for the shout-term bicycle parking. 7. COMMENT: 2-06.4.9.O – The perimeter yard setbacks shown for the north & south are not correct. Review UDC Article 6.4.5.C.2 and provide the correct setbacks. The section of the code was changed in April of 2023. 8. COMMENT: 2-06.4.9.Q – The allowed height listed under General Note 7 is not correct review UDC Tables 6.3-2.A & 6.3-3.A and provide the correct allowed heights for both zones.
