COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 16, 2024.

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1123-00456, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.4 – The use listed under Zoning Note 3 is not a use as classified per the UDC. Review UDC Table 4.8-2 and provide a use as classified per the UDC along with all applicable Use Specific Standards.

4. COMMENT: 2-06.4.7.A.6.a - As Ironwood Hill Dr is designated as an Arterial Scenic on the COT MS&R Map provide revise Zoning Note 6 to include “UDC ARTICLE 5.3 SCENIC CORRIDOR ZONE (SCZ)”.

5. COMMENT: 2-06.4.7.A.8.b – Remove the references to lot coverage from the plan as per UDC Table 6.3-2.A R-3 zone – lot coverage is not applicable to a multifamily development.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

6. COMMENT: 2-06.4.9.H.5.a – It is not clear if you are proposing work within the vehicle parking area. If you are proposing modifications in the vehicle parking area the provided standard & accessible parking space details shall show the required wheel stops along with a location dimension the meets the requirements of UDC Article 7.4.6.H.3 and the mounting height for the accessible sign shall state minimum when located within a pedestrian way is 84” and when not within a pedestrian way the mounting height shall be 60”. If you are not proposing any work withing the vehicle parking area remove the details from the plan.

7. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. As the proposed density is only 11.5 units per acre site does not qualify for the Multifamily Dwellings - Over 70 units/acre. The vehicle parking calculation shall be based on Multifamily Dwellings - 0-70 units/acre. Review UDC Table 7.4.4-1 and provide a correct calculation.

8. COMMENT: 2-06.4.9.H.5.d – The bicycle parking calculation does not appear to be correct. For example if “BUILDING TYPE “D” has 12-3bd units the total number of bedrooms would be 36 bedroom not 12 as shown on the calculation. Also the calculation is based on the total number of bedrooms, UDC Article 7.4.3.F.3, total number of bedrooms x 0.10 for short-term and total number of bedrooms x 0.50 for long-term.

9. COMMENT: 2-06.4.9.H.5.d – Clarify if you are proposing new short-term bicycle parking. If so the proposed location within the hall does not meet the requirements of UDC Article 7.4.9.C.2.b. If no new bicycle parking is proposed remove the detail from the plan and clearly call out the bicycle parking as existing.
