This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 16, 2024. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.12 – The drawing submitted are not in the correct order. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. This comment was not addressed correctly. Zoning did not ask you to delete the reference to “UDC 5.4 MS&R SETBACK REQUIREMENTS” but asked that the note include the reference to Scenic. 2-06.4.7.A.6.a - As Ironwood Hill Dr is designated as an Arterial Scenic on the COT MS&R Map provide revise Zoning Note 6 to include “UDC ARTICLE 5.3 SCENIC CORRIDOR ZONE (SCZ)”. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. This comment was not addressed correctly. Per UDC Table 7.4.4-1, RESIDENTIAL USE GROUP, Multifamily Dwellings - 0-70 units/acre, a 1 bedroom unit requires 1.5 vehicle parking spaces and a two bedroom unit requires 2 vehicle parking spaces. In the APARTMENT INFORMATION MATRIX BUILDING TYPE “G”(3,6,8,9) 12-1BD/ 1BA -489 S.F. you show the parking ratio as 2 per unit when it should be 1.5 and BUILDING TYPE “A”(2&5) 12-2BD/ 2BA -831 S.F. you show the parking ratio as 1.5 per unit when it should be 2.0. The total number listed for TYPE “E”(11) 8-4BD/ 2BA -1279 S.F., “18” is not correct and should be 20. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. As the proposed density is only 11.5 units per acre site does not qualify for the Multifamily Dwellings - Over 70 units/acre. The vehicle parking calculation shall be based on Multifamily Dwellings - 0-70 units/acre. Review UDC Table 7.4.4-1 and provide a correct calculation.
